Top 3 Ways to Level Up Your Airbnb
As an Airbnb superhost and experienced interior designer, I love helping my fellow hosts create a space where their guests can feel truly at home. Let’s dive into my top 3 tips to level up your Airbnb. No matter what platform you use, by applying these tips to your short-term rental, you’ll see better ratings, be able to increase your nightly rate, elevate your clientele, and book out in advance. Let’s get started!
Provide a Comprehensive Guest Guidebook
A comprehensive guest guidebook is one of the easiest and best ways to ensure your guests have an enjoyable experience. Here are some ways you can level up your Airbnb guest guidebook:
Include both rain or shine activities so that guests have plenty of options. Links to the local movie theater, museums, and other local favorites can be really helpful if guests end up needing a backup option for activities.
Have work-friendly recommendations for guests in town for work. Co-working spaces, coffee shops, and your favorite spot for happy hour are a great place to start.
Include QR codes linked to your recommendations. Make it easy for guests to access websites, find directions, or book reservations.
Bring Local Flair Into Your Space
Guests want to feel that your space is an extension of the city they have come to experience. By bringing local flair into your listing, you are providing your guests a tailored moment that will set your space apart from other short-term rentals or big chain hotels.
Curate a small welcome gift basket filled with sundries from your favorite local creators. Small, fresh coffee grounds from a local breakfast spot, a bar of locally made chocolate, and a postcard for guests to send a fun message to a friend are great ways to make a guest feel at home.
Additionally, source art and nature photography from local artists while designing your space so it aligns with local aesthetics, history, and culture. If you’re vacationing in Florida, you don’t want to look at paintings of mountains or feel like you’re staying in a ski cabin. So, when imagining the design of your space, keep the best of your city in mind and infuse it into your listing.
A Curated Furniture Plan
No matter what, NEVER underestimate the importance of furniture in your short-term rental. Many hosts assume they can fill their listing with cheap or leftover furniture only to receive reviews criticizing their rock-hard mattresses or complaints of uncomfortable couches. If this sounds familiar, here are the items you should remedy as soon as possible:
Purchase new mattresses TODAY. I highly recommend a 100% organic king or queen mattress from Avocado Mattress.
Bring in live, non-toxic plants to purify the air and bring a sense of liveliness and magic to your space.
Choose a comfortable sofa that is not too large or small for your space. Remember, this sofa is not going into a lobby, and it’s not simply a place to sit. Your guests need a sofa where they can lounge, stretch out, and snuggle up for movies after a day of exploring.
Tip: Bonus points if you are able to invest in a convertible sofa that provides additional sleeping arrangements.
